Terms & Conditions
1. Smoking and vaping are NOT allowed anywhere on the property—not inside or outside. If smoking is detected inside the house, an automatic $600 cleaning fee will be charged to your credit card.
2. Illegal activities, including, but not limited to, illegal substances, illegal drugs, and underage drinking, are NOT allowed on the property. Parties are not allowed. Please be respectful to your neighbors who live here year-round. There are noise ordinances from 10 PM to 6 AM seven days a week.
3. People other than those in the Guest party set forth above may not stay overnight on the property. Any other person on the property is the sole responsibility of the Guest.
4. If you are adding guest(s) to the guest party, we must be notified IN ADVANCE of your reservation. In addition, the total number of guests must not exceed the maximum capacity of the home allowed.
5. The unit is privately owned; the owners are not responsible for any accidents, injuries, or illnesses that may occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests expressly assume the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
6. Keep the property and all furnishings in good order.
7. You are a short-term renter and do not have any rights of a tenant.
8. Only use appliances for their intended uses. Do not use the outdoor grill or lobster cooker inside.
9. Pets are NOT allowed on this property unless pre-approved. Some properties do not allow any animals at all.
10. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
11. Water and Septic: The property is on a well and septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products or wipes should be flushed at any time. If it is found that feminine products or wipes have been flushed and clogged the septic system, you could be charged for damages/repairs. When using the washer and dryer please note that there may be minerals in the water which may affect the contents of the wash.
12. Fires and Fire Pits are not permitted in some areas. Please refer to the guest book.
13. Please always watch your children. Some properties are near water, we are not responsible for your children’s safety! Please be aware of tides, and storms if you are near or go into the water. Please do not go into the water if you have any health conditions or have had too much to drink.
14. Check IN is at 3 pm, Check OUT is at 10 am. Please pay attention to these times, the cleaners will be working to prepare the property promptly. There will be a $50/hour surcharge for all late
checkouts without pre-approval.
15. Please move any furniture, toys, bedding, etc. back to where you found it before leaving.
16. Please clean the outdoor grill, tabletops, range, countertops, dishes, etc., before you leave. Please strip the sheets and put them on top of the beds. Please read the guest book for more relevant instructions regarding your specific rental.
17. Please put trash out on trash day specific to your property. Instructions can be found in the guest book. We use garbage tags that we pay for at most properties. Put your white kitchen garbage bags into one black outdoor garbage bag and put ONE tag on the black bag only. NO LOOSE GARBAGE PLEASE! If you are confused, please refer to the guest book or call the property manager. Trash must go out on trash days.
18. Recycling in Maine is not what it used to be. We are taking returnables only, which are redeemable for money. You can take them to redeem or leave them in a separate bag for pickup. We do not recycle glass, plastic, aluminum, or cardboard.
19. Please report anything broken or damaged as soon as possible. We understand that normal wear and tear is likely.
20. We are not responsible for any power, internet, or heat outages—if any occur, they will be resolved as quickly as possible; however, they will not result in any kind of refund.

Bookings canceled at least 61 days before the start of the stay will receive a 97% refund. Bookings canceled at least 31 days before the start of the stay will receive a 47% refund. Bookings canceled at least 30 days before the start of the stay will receive a 0% refund. This is for Direct bookings as well as VRBO. Please refer to Airbnb for their cancellation policies.
